5 Top Marketing Tools to Include in a Private Lending Credibility Kit

A private lending credibility kit almost seems like a well known tool that every real estate investor uses to secure funding from a private lender.  In reality, the private lending credibility kit is actually a little known tool and if it is organized and marketed properly, it can be an incredibly powerful tool when it comes to funding your real estate deals.

Writing an effective cover letter and bio is essential to the success of your private lending credibility kit.  Another component that can make your credibility kit stand out from all of the others is the marketing tools that you include with your materials.

Testimonials

Testimonials speak to your credibility and competence.  Just like the power of word-of-mouth marketing, testimonials are virtually guaranteed to boost your chances of securing funding from a private lender.  Lenders are attracted to potentially lucrative deals, however, they also seek proof that you are okay to do business with and testimonials are great ice-breakers.

Including testimonials in your marketing materials provide the private lender with easy access to what others say about you without having to pick up the phone.  This is not to say they will not check on your references at a later date but, testimonials are immediate attention grabbers and will entice the private lender to take a serious look.

Photos of Investment Properties

Photos enable the private lender to visualize your accomplishments.  Photos can be more powerful than words.  Organize a selection of photos of past investment properties along with a brief explanation that describes the successful transaction and the benefits it provided to the private lender.

Awards and Recognitions

Awards support your credibility.   Include any awards or recognitions you have previously received that relate to your accomplishments in real estate. This can include any certifications you have earned as well as past speaking engagements that exemplify expertise in your field.

Create a flip-photo presentation of prospective properties.  A flip-photo presentation of prospective properties will show the private lender that you have specific goals with future investments.

Create the flip-photo presentation in Power Point and include descriptions of the properties and how you intend to make it a win-win situation for both you and the private lender.  Burn the presentation to a CD and include it in the marketing section of your private lending credibility kit.

Products and Services

Include products or services that you offer.  Highlight any products and services that you offer along with any marketing materials you use to promote the products and services.  This will demonstrate to the private lender that you are proficient and knowledgeable in your field and interested in constantly improving your skills. 

Products and services can include any informational products you offer as well as any consulting services you perform to help other real estate investors become successful.
