Finding Investors and Hard Money Lenders

I am in the process of setting up my phone and rehabilitation business at this time. Here is a secret that I found: Find some houses have been rehabbed in the past. You can do this simply by searching public records in the registrar’s office.

Search for homes that were recently sold to real estate investors by banks, HUD, VA, FNMA, etc. If the buyer is not a person (ie, a corporation or partnership), then you just hit bulls his eye. More than likely that this company bought the property to flip or rehabilitation as a real estate investment.

The facts should give the address of the new buyer. You can send a letter to tell her about flipping / bird dogging business. Or give them a phone call if they are in the book. Unfortunately, most of these companies do not have a listing in the telephone directory, so it could do the following.

Check with the secretary of state and officials learn from these companies. Search the phone book and call home. This is a lot of research, but fortunately you only have to do this once for a list of names, addresses and phone numbers.

I will admit I got a little easier than most that in my county records and the secretary of state’s records are online, so you can do research here at home on the old computer.

Another idea. Need a money lender hard? Check the registrar’s office again. If you find a person who has a mortgage on a property, individual and that 1) the seller is not above and 2) is not related to the owner (not the same surname), then there is a good chance that you found a private company Hard money lender.

I have done this in the past and located several people whose sole business is difficult to make money rehabbers loans and investors.
